For NDIS participants, families, coordinators & providers

Finding an SDA home shouldn't be a part-time job.

So we did the boring bits for you. Homefully shows only real, verified vacancies, tells you the things providers usually make you phone for, and lets you bring your own support team.

✓ Free for seekers, forever  ·  ✓ No ghost listings  ·  ✓ You keep choice and control

The honest bit

The current way is, frankly, a bit broken.

Right now finding an SDA home means three websites, a spreadsheet, and a lot of phone calls that go nowhere. The numbers say it all.

1,400+
people stuck in hospital waiting for a suitable home
160
average days they wait there
9 mo
a new home can sit empty while people search
3
sites you check before phoning providers anyway

Sources: The Conversation, Summer Foundation, HMW Group, NDIS. A home sitting empty while someone waits in hospital is not a market working. It's a matching problem. We like matching problems.

How Homefully works

Four steps. No clipboard. No hold music.

We turned a fragmented scavenger hunt into something that feels like booking a holiday. A nicer holiday. With grab rails.

1

Tell us what "home" means to you

Design category, suburb, who you want to live with (or not), the support you already have. Two minutes, plain language, no jargon.

2

See only real, verified homes

Every live listing is checked against enrolment and stamped with the day it was listed. If it's filled, it's gone. No ghosts.

3

Get the full picture before you enquire

OOA, the SIL situation, who you'd live with, the real rent you'd pay. The stuff you usually have to extract over three phone calls.

4

Enquire once, get answered

Providers see a quality, pre-checked enquiry and a clock. We publish reply times, so "we'll get back to you" actually means something.

Everyone at the table

A house has a lot of parties. We thought about all of them.

SDA gets confused constantly. The bricks, the support and the person are three different things. Homefully keeps them separate, so everyone gets value and nobody gets bundled.

The resident

NDIS participant

You're the decision-maker, not "a head on a bed". Search in plain language, see what you'd actually pay, and keep choice and control.

The advocate

Family & nominee

Manage the search on someone's behalf, shortlist together, and see safety and co-resident info before anyone gets their hopes up.

The power user

Support coordinator

One dashboard for every client's search and application stage. Saved alerts per person. Exportable comparisons for plan reviews.

The clinician

Occupational therapist

Verified design specs (hoist, clearances, the lot) so the home actually matches the report you wrote. Filter by category with confidence.

The bricks

SDA provider & investor

Fill vacancies faster with quality leads, and see your days-on-market against the market. Build where the demand actually is.

The support

SIL provider

Tag the homes you support and get told the moment a compatible room opens, without holding anyone hostage to a contract.

📊
The part nobody else does

We measure the thing that actually matters: how long until someone moves in.

The big platforms admit they don't track time-to-tenant. We built the whole thing around it. Here's a peek at the live market data every provider and investor gets.

34
avg days on market across listings
92%
of enquiries get a reply
11h
median time to first response
100%
of live listings verified

Figures shown are illustrative sample data for this demo, not audited live platform metrics.

Average days on market, by design category

Where stock sits empty longest tells you where the matching is hardest. (And where to build next.)

Turn listings into a market map.

Supply versus demand by region and category. Reply-time leaderboards. Funnel drop-off. The data that helps lenders say yes and helps the right home stay full.

Choice and control, for real

The features participants actually asked for.

We read the forums, the royal commission, and a lot of frustrated Facebook posts. Then we built for them.

🔓

Bring your own SIL

Filter for homes where you keep your own support provider. No quiet bundling, no "you can live here but only if you also use us".

🌙

OOA, shown up front

Whether overnight assistance is funded and onsite is a filter, not a phone call. Decisive info, decisively visible.

No ghost listings

Filled means gone, automatically. We stamp the listing date so you never chase a home that's already taken.

Why people like it here

Less hold music. More homes.

"I found out the home had OOA and I could keep my own workers before I even enquired. That used to take a week of phone tag."

— Priya, NDIS participant

"I run nine clients' searches off one screen now. Saved alerts do the watching so I don't have to refresh three sites."

— Daniel, support coordinator

"Seeing our days-on-market next to the regional average changed where we build. The empty-house guessing is over."

— Mara, SDA developer

SDA housing questions, answered

What is SDA (Specialist Disability Accommodation)?

SDA is purpose-built or modified housing funded through the NDIS for people with extreme functional impairment or very high support needs. It comes in four design categories: Improved Liveability, Fully Accessible, Robust, and High Physical Support.

How do I find an SDA home in Australia?

On Homefully you search verified SDA and accessible vacancies by design category, location, number of residents and support options such as OOA and bring-your-own-SIL, then enquire directly. Every live listing is checked and stamped with how long it has been listed, so there are no ghost listings.

Can I keep my own SIL provider in an SDA home?

Yes. Homefully lets you filter for homes where you can bring your own Supported Independent Living (SIL) provider, so you are not forced to bundle housing and support with the same organisation.

How much does an SDA home cost the resident?

As an SDA resident you generally pay a Reasonable Rent Contribution of about 25% of the Disability Support Pension plus Commonwealth Rent Assistance. The NDIS pays the SDA price to the provider. Homefully shows your estimated weekly contribution on every listing.

Is Homefully free for people looking for a home?

Yes, Homefully is free for housing seekers, families and support coordinators. Providers pay for listing plans.

Right home. Right person. A lot less waiting.

Whether you're looking for a home or trying to fill one, this is the friendly, data-first place to do it.
